We trust that our guests will take good care of our home and leave it as they found it. However, we do have a few house rules:

- Keep down the noise, especially after 10:00 pm

- Unfortunately, luggage storage is not available

Whereas hotel rooms are notoriously cramped, dirty and overpriced, Rio's place is spacious, spotlessly clean, and offered great value. Our family felt immediately at home. The location is ideal as well, tucked away in Covent Garden, just steps away from the theater, tube station and countless shops and restaurants. When we plan our next trip, Rio's place will be at the top of our list for accommodations.

October 2019This space was rented for a work trip. I shared with two other colleagues. Very spacious and hip. Each of us had our own bedroom and bathroom which was awesome. Everything was spotless and sparkly! The location is perfect. The common area is big enough to host a few guests. On the not so great side, the light outside isn't working so the courtyard is incredibly dark at night. Also, for a place that can accomodate 8 guests, we were only given 2 sets of keys. This is inconvenient when your party has different itineraries. The host wasn't even willing to share the lockbox code with us so we could store one of the keys in there for ease of use. For what this place costs, I feel the host could have been more accomodating. I'd say this is a 5 star place, 9 star location, and 3.5 star hospitality.

October 2019Great location, walking distance from Convent Garden tube and right amongst the action, close to Seven Dials. The apartment is in a relatively new complex located in a "yard" so its wonderfully quite and away from the street noise. The apartment is well maintained and the two bedrooms plus an extra bed in the sun room and 2.5 bathrooms provided us ample space for us and our teenage kids. There is also a courtyard which we did not get to use. We would like to stay at Rio's place again, super convenient for exploring Central London.

August 2020This is a smart property situated in the heart of Covent Garden. Rio was an excellent communicator, fast and efficient in his responses to our questions. Elena was also very professional and responded quickly when we reported a few minor maintenance issues at the start of our week. Be aware that the 3rd bedroom is in a lean-to/conservatory off the sitting room. To access the outdoor space you have to walk through this room. (There are sliding doors between the sitting room and the 3rd bedroom). The only screening from the sunlight was black paper roughly taped to the window above the bed and flimsy curtains. This was at odds to the quality of the other areas of the property.

November 2021This was a perfect 3 bedroom flat in the middle of Covent Garden. It was clean and convenient. The only reason I give 4 stars instead of 5 is that the description describes it as luxury. It is many things- clean, functional, central- but it is not luxury. The towels, furniture and bedding were all comfortable and convenient but, again, not luxury. However, I highly recommend it for families or a large group of friends. The host communicates well and the check in/out was easy.

I had few issues with the heater and the fire sensor detector but he try to make is best to fix the issues during my stay . Nothing to complain on this subject . If you like to sleep in very dark atmosphere just ask for other curtain because this ones are even don't cover the full range of windows unfortunalty ; Also the quality of somemattress is not at the price level of the appartement . But except this two smalls issues everything is really perfect and the appartment is really well full equiped . nothing missing .

January 2023I think the property is going through a transition under a new management team and they are still getting to know the property. Overall the accommodation is good and in prime location. I booked the accommodation because they had a bedroom on the ground level which suited for my elderly parent. The accommodation layout was great and has so much potential if being well managed as it was losing some sparks in some areas ie scruff marks on the walls and hallway and mould in bathroom which makes it feel old and dirty. The kitchen appliances were very basic -electric oven not working and , the coffee machine was faulty - not producing hot water and cleaning cloths were lacking. Perhaps I was expecting the standard to be a touch better due to the price I've paid for.

We would normally get a hotel but this exceeded all our expectations and we had a three bedroomed house with a lounge diner and kitchen for the same price. The house was found behind a secure gate and it was very, very peaceful but minutes walk from everything you could wish for in London. Would definitely stay again.

The place was lovely, a touch chilly in the conservatory bedroom but the duvet was so warm we didn't need the blanket. the living space was spacious and the 8 of us were able to comfortably play board games and relax when there. So close to great coffee shops food and shops, the perfect placement for wandering around town.

May 2024Loved the peacefulness of this flat. Tucked back away off the Main Street behind large locked doors, I felt very safe and appreciated the calm after a busy day of exploring. Great walkable area in Covent Garden close to all the theatres. Our family of 4 with 2 adult children spent a couple nights here and it has been one of our favorite places to stay. The 3 full bedrooms and 2.5 baths gave us a lot of space to stretch out and unwind. 2 bedrooms and both showers are upstairs with 1 bedroom at the back of the first floor. We appreciated the combo washer/dryer unit but didn’t have an opportunity to use the full kitchen. Communication and instructions were perfect. We all 4 agree we would stay here again!

August 2024Great stay! Excellent location, apartment was large and as described. Was so awesome to walk out your door for access to a great neighborhood, shops and tube access. Covent Garden is big on shopping and theater so if you like this you will be in a great spot. We ended up using the Tottenham Garden tube spot the most because it is very new and was much nicer than the Covent Garden station which was very crowded and older. Despite the heat there were many fans in the apartment which helped. Overall, great stay and would go back!

June 2025Wonderful unit in a great location! Once you enter the private courtyard, this apartment is right there. When you enter it, the main floor leads you past a 2-piece washroom, into the main living space. The kitchen is large and has everything you need. The living area is very large as well. Nicely decorated. This area leads to one of the bedrooms. It’s private, but there is nowhere really to put away your clothes. A small dresser would help. There is a beautiful terrace off this bedroom! You do have to go through the bedroom to get to it. Wonderful place to relax before & after the day. Upstairs are two more bedrooms with full bathrooms and showers. One bathroom also has a bathtub. Water pressure and all utilities worked great! WiFi got a little touch-and-go sometimes, especially on the terrace, even after rebooting it. It did work very well inside. The location is great. Everything you need is just a walk away! Host was also wonderful & helpful! Thank you for the Nespresso!

We never heard a peep from the nearby nighttime activity. The flat is exactly as described. We had more than enough space for our 7 person family. I cannot recommend this space highly enough. January 2020The apartment was amazing! There was so much space and it really helped that there were two floors. The apartment had everything we needed and it was spotless. The TV in the living room was also a SmartTV so it was nice to relax after a long day of sightseeing. On the other hand, the location could not have been better. We walked almost everywhere we went and the apartment is very well-secured with an outside gate before you enter the apartment. Also, communication with the hosts was wonderful as they explained what I needed to do in detail! I did however run into some issues with the apartment. The major issue was the Wi-Fi. The first day we got there, it worked for a bit but then it stopped working. One of the hosts truly went out of his way to drop off another router and that did work, but not well. We could not get internet on the second floor and even when we were next to the router, it was very slow. Also, there were a few moments when the hot water went away after one of us showered. So, there was a waiting period before the next person could go take a hot shower. Otherwise, everything else was superb and I would definitely recommend staying here!

Plenty of restaurant choices and markets for groceries just steps away. There is a small grocery store up the street that will hold your luggage for the day after checking out.

August 2019We were three different families in the apartment. Fit us perfectly well. The two bedrooms upstairs have a bathroom one is much bigger than the other though. The location is just perfect and well serviced. We had food at the Italian rest. (It was good) and fish and chips rest. (Was very good). The super market nearby has a luggage storage which was good since we checked out at 11 and our flight was at 6. (5 pounds per bag). House is clean & fully equipped. I highly recommend it. It is pricy but it is worth every pound we paid on all levels :) and I hope to come again soon

June 2019Steve’s place was great !!! We stayed here for 2 nights with 5 adults and 2 kids. You cannot ask for a better location in Covent Garden. What a surprise coz before staying at this flat we were in Covent Garden and watched and dined at The Circus which was only few steps from this flat !!!! It was a comfortable stay for all of us. The rooms were cozy and nicely furnished. One thing I would suggest is to provide a better towel than what you have now. Bathrooms are all nicely done and have all the toiletries. Kitchen is well equipped, even with Olive Oil !!!! It’s not cheap, but as they say you get what you pay for.

The rooms are very spacious, exceptionally clean, very secure in a private courtyard and very quiet, despite being in the centre of town. Communication prior to arrival was timely and very informative making finding the address very straightforward. Steve ensures that there are special touches in the finish and presentation of accommodation that immediately makes you feel like a special guest. I hope to be able to use this venue again in the future.

March 2020It was a nice 3 bedroom house near seven dials. We were happy we were just a little walk away from cafes, restaurants and theaters. Transportation was quite convenient with central, picadilly and northern line stops so nearby. We were 6 adults and a baby. The baby was quite comfortable in his travel cot and high chair. He also played a lot on the carpet in the living room and took several baths in the big bathtub. Most of the house was quite warm and comfortable despite having most heaters off. One of the bedrooms was kind of an extension in the back garden and did not warm up much despite having the heaters on high. That room also has a soft and small mattress, which may not be comfortable for most couples. In the end, my mom slept there, but my dad moved to the living room sofa for better sleep. The kitchen was quite nice, also had baby utensils that I appreciated a lot. The washer-dryer is in the apartment, but I personally do not like those combo machines. It takes over 4 hours and extreme heats to dry a load of laundry, but I was still grateful I could wash some of the baby clothes in the comfort of my rental.

January 2023I cannot speak highly enough of Steve and this rental. This being our first trip abroad with young kids we wanted to find a safe, walkable and spacious rental. Steve’s flat checked every box. He was super responsive to my litany of questions and inquiries leading up to our stay. He provided great local recs for restaurants etc. He also let us drop our luggage early so we wouldn’t have to cart it around town w the kids for hours before check in. The rental looked exactly like the pictures. It was super walkable to Covent Garden, Holborn and Tottenham Court Rd underground stations. The flat was clean and VERY quiet and private. We were super comfortable there and slept great at night. Have no qualms about renting this property. The location, the flat, and the host are all first rate. 5 stars for sure!!

January 2025Our family stayed in this wonderful apartment the week of Christmas 2024. Apartment was perfect for our needs. Location was the best. So many great places to walk to including Lyceum Theatre where we caught a show. On Christmas Day we walked all over London and just really enjoyed our sightseeing. We ordered our holiday meal from a local grocery store and were able to cook/prepare in the apartment kitchen with ease. I want to add that we were sent lots of information regarding the apartment including instructions for appliances, things to do nearby, general info that was really helpful to have. When we arrived, we had no difficulty accessing the apartment due to great communication. We found the apartment to be very clean and comfortable for our stay. We would definitely book this wonderful apartment again.

Host included anything and everything you could possibly need! towels, toiletries and kitchen necessities. The house is in a great location where you can walk to any where in covent garden and even oxford st! less than a 5min walk to a metro station! the only downside of the place is that all the full bathrooms are inside the rooms, so its 2 master bedrooms and one bedroom downstairs with a half guest toilet. Overall, amazing amazing place and would definitely stay there again next time i visit! 10000% recommend

November 2021This is a truly great location and a splendid apartment for a multitude of reasons, no matter the size of your group, or the purpose of your visit. Firstly, it’s about as ‘central London’ as you can imagine but with one fantastic twist… it’s somehow so secluded that you’ll often think you’re in the middle of the countryside or suburbia?! It’s small, gated mews is built in an ingenious location which means that whilst super peaceful, you’re less than a minutes walk from the bustle of Covent Garden - without ever feeling like it until you’re ready to go out. Great stuff! The apartment itself is about as versatile as are you can get from an Airbnb. Good size bedrooms, with large en-suites and a very spacious open plan living/dining area which is perfectly suited for a large group but ‘homely’ enough for a smaller one to enjoy too. Family wanting a vacation in London, close to all the sites? You’ll love it. Group of friends or work pals, desiring a big weekend away in the city and amazing proximity to it’s vibrant nightlife? You will find few better! It short, whatever you’re planning, this place is likely to fit the bill wonderfully. Finally, Sabi was super easy to deal with and very accommodating. Communication was always smooth and everything was ‘as advertised’. Highly recommended.

December 2021We were 2 adults and 2 children, and we spent a 3 nights stay at Sabi's apartment. It is fabulously located, absolutely central and absolutely quiet at the same time; impressive! It's a wonderfully pleasant place to come back to, too. The courtyard is peaceful, the apartment is spacious, beds are good, showers are excellent, internet is absolutely reliable. Cupboards would be suitable for long stays. The kitchen is very well equipped. All basics (shower gel, paper kitchen towels, toilet paper, coffee, tea, salt, pepper, some beverages etc.), so painfully missing in other apartments, are kindly being provided. It was an ideal place for us, and we'd go back unhesitatingly.

Within walking distance of Covent Garden and many other central areas. Exactly as in the photos, with 1 bedroom downstairs and 2 upstairs, both en-suite. Only tiny downside is the bedroom downstairs doesn’t have access to its own shower, but can easily use one of the upstairs en-suite bathrooms so really not a big deal at all. Fantastic lounge and kitchen, and good coffee too. Overall really lovely stay and great value for money, 100% recommend.

October 2022This lovely flat located on a quiet mews off Endell Street was comfortable, convenient and very clean! it had every modern amenity including a private back patio where we enjoyed evening cocktails. We walked to museums, shows, restaurants and the underground. Covent Garden was a favorite spot and we found numerous coffee shops and great shopping all within a few blocks. Loved this flat!

March 2023Sabi's place was perfect for our stay in London. I don't hand out 5 stars as easily as others but this was a 5 star stay. The three most important things for us are location, cleanliness, and communication. This place checked all of this and more. The location is ideal. Being so close to Seven Dials and Covent Garden is ideal for enjoying London, but being tucked back in an ally or mews with a private gate made it feel private & secluded. While you are steps from lots of activity, the apartment is quiet. Great restaurants are nearby and it is an easy walk to multiple tub stops. You really can't do better location wise. The apartment was very clean & exactly as described. Water pressure is great & so is the hot water. We loved having the extra 1/2 bath downstairs. We had 8 people total and we were very comfortable in the layout. Sabi's communication is fantastic. She was very responsive both via Airbnb messages and WhtsApp. We would love to stay here again one day!

September 2023Sabi and Michael are great hosts. They are very responsive and provided a very detail manual of the flat as well as how to check in. The location was prime. We were able to walk to Big Ben and Fortnum and Mason from the flat as well as the underground stations. I asked Sabi for afternoon tea recommendations and she gladly suggested a few places. We chose her recommendation of the Jubliee tea salon which is on the top of floor of the Fortnum and Mason shop. That did not disappoint at all! There were cute vintage shops nearby the flat which we loved. London’s Chinatown and many theaters within walking distance. Short Uber ride from Buckingham Palace. We were unfortunately in London for far too short of a stay. We needed more than two days. I would come back to this flat next time I’m in town. Highly recommend!!!

It is right in the thick of Central London, just outside of Covent Garden and Seven Dials, but at the same time, quiet and tucked away. (a rare combination). The space is well-thought out, the beds are comfortable, and the environment is well-maintained, with thoughtful touches like plenty of electric fans, coffee and sugar, etc. Check-in instructions were very clear and Sabi was friendly and responsive throughout. The location is great - easy walking distance to all of the shops and restaurants in the Covent Garden area, but a peaceful hideaway accessed via a private, gated courtyard setting. The check-in instructions ahead of our arrival were so clear and helpful, and we used Stasher at a nearby to store our bags until check-in time. We would definitely consider staying here again when visiting London!

The apartment was huge in size, enough for the 5 of us to be together and have time apart if we needed. It had everything we could have needed and more! Walking distance to the metro, covent garden, bars, pubs, shops, cafes, attractions and the list goes on. Supplied amenities and clear instructions for use. Check in and out was a breeze and the host was extremely great with communication. We wish we had more time there. The flat itself was spacious, clean and well appointed. Our host, Sabi was proactive in communicating with us and the instructions for entry and use of appliances, etc. was clear and easy to follow. Our family of 5 loved this flat and would most certainly book again the next time we are in London. I would like to especially call out and say thank you to the on-site guest manager, Mike. Mike was easily accessible through text and came around promptly to address one minor issue that we had. Mike also went above and beyond the call of duty in returning to us a passport that a family member had inadvertently left behind after check out. Thank you Mike!!

She had to go upstairs for showers, but less stairs on a regular basis for her. Fans definitely helped keep the rooms cooler and even being able to crack the windows was lovely.
